Much of Riverside was citrus grove before it was housing. Excavation regularly hits caliche and cemented hardpan layers, along with abandoned irrigation lines. Both change footing cost, and neither shows up on a plan. We dig test holes before quoting.
The Wood Streets, Magnolia Centre and the downtown fringe carry original framing, undersized footings and dated panels. What is actually in the wall rarely matches what anyone assumes, so we verify before designing a connection to it.
In the designated districts, exterior changes get reviewed for compatibility. An addition that would be routine elsewhere needs its massing, roof line and materials resolved before it goes in for permit, not after.
Against the Box Springs Mountains and around Mount Rubidoux, slope is real. Retaining and drainage get designed as one system, and engineered where wall height calls for it.
