When A Pool Needs More Than New Plaster

Plenty of pools genuinely just need a resurface. These are the signs that something underneath needs attention first — and the reason we look before we quote.

Plaster That Failed Early

Staining, mottling or delamination well before a normal service life usually points at water chemistry, a bad bond coat, or a shell that is moving. Resurfacing without finding out which one repeats the failure on the same schedule.

Cracks In The Shell Or Bond Beam

Structural cracking is not a plaster problem. It gets diagnosed as movement, soil or original construction, then repaired properly — staples, epoxy injection or a rebuilt section — before any finish goes on.

Equipment That Cannot Keep Up

Cloudy water, poor circulation, noisy pumps and heaters that short-cycle are often hydraulic, not mechanical. Undersized or over-restricted plumbing makes even new equipment work too hard and fail early.

Outdated Or Unsafe Drains

Single main drains and non-compliant covers are a safety issue and a code issue. Any pool we remodel leaves with a drain configuration that meets current VGBA requirements.

What A Full Remodel Actually Includes

Shell & Finish

Chip-out to sound material, shell and bond-beam repair where needed, then the finish you choose — plaster, quartz or pebble. Waterline tile and coping reset or replaced so the transition is right, not just covered.

Hydraulics & Plumbing

Re-pipes from the ground up at the equipment pad through to complete pool and spa re-plumbs. Suction and return lines sized correctly so the pump runs efficiently instead of fighting the system it is attached to.

Equipment & Automation

Pumps, filters, heaters, valves and controls specified for the actual volume and turnover — not just swapped like for like. Automation and lighting where you want it.

Deck, Wall & Structure

Spalled or settled decking removed and repoured, raised walls and planters rebuilt, drainage corrected. This is where the other two licenses matter — see below.

Water & Fire Features

Spillways, sheer descents, raised bond beams and fire elements — built as part of the structure and plumbed into the same hydraulic design, not bolted on afterwards.

Facility Modernization

Aging commercial and institutional aquatic facilities: deck, gutter, hydraulics and compliance work sequenced around the operating calendar where one exists.

The Difference

Most Pool Contractors Stop At The Water's Edge

A pool remodel almost never stops at the pool. The deck around it is cracked, the retaining wall behind it is leaning, the patio cover needs rebuilding, and the drainage that caused half of it was never right.

A C-53 alone cannot legally do most of that work. We also hold B-1 General Building and C-27 Landscaping and site construction, so the deck, the wall, the cover and the grading are the same contract, the same crew and the same accountability — instead of three trades scheduling around each other and pointing at each other when something does not line up.

2 — Written Scope

A written estimate that separates what must be done from what you may want done, so you can decide with real numbers instead of a single lump sum.

3 — Demolition & Repair

Chip-out, structural repair, plumbing and any deck or wall work — the unglamorous sequence that determines how long the finish lasts.

4 — Finish & Startup

Tile, coping, finish application, fill and a managed startup, with the water chemistry handled through the critical first days rather than handed to you.
