General Building & Structural Framing

Room additions, second stories and the structural work underneath them — built to engineered plans and current California code. We pull the permits, sequence the inspections and dry the building in before finish trades start.

Scope

The most common B-1 project we price, and the one where sequencing matters most.

Footings & Foundation

New footings tied into the existing foundation, doweled and inspected. Where the original slab is involved, we verify what is actually there before designing the connection.

Framing & Roof Tie-In

Engineered timber, correct hardware and a roof tie-in that matches the existing line. A bad tie-in shows from the street for the life of the house.

Dry-In & Envelope

Sheathing, weather barrier, windows and roofing so the structure is protected before drywall, electrical or mechanical rough-in begins.

Finish & Handover

Interior finishes matched to the existing house, then a final walk with a punch list we actually close out.

Framing, Shear Walls & Structural Repair

Shear Walls & Hold-Downs

Engineered shear panels, hardware and hold-downs installed to the detail on the plans — nailing patterns and edge distances included, because that is what the inspector checks.

Beam & Header Replacement

From a single failed beam to a structural opening in a bearing wall. Temporary shoring, correctly sized header, then the load transferred properly to the foundation.

Dry Rot & Deterioration

Rotted posts, beams, fascia and patio structures cut back to sound material and rebuilt. We do not wrap or paint over failing wood.

Patio Covers & Timber

Attached covers, pavilions and shade structures — permitted, engineered and tied into the house structure rather than hung off the fascia.

Interiors & Compliance

Remodels, Rehabilitation & ADA Work

Interior Remodels

Kitchens, baths, flooring, cabinetry and finish carpentry — including the structural opening when a wall needs to come out.

Building Rehabilitation

Deteriorated exterior elements, tenant improvements and bringing older buildings back to a serviceable, code-compliant condition.

ADA & Code Compliance

Ramps, landings, clearances and accessible routes built to the dimensions the code actually requires, for public and commercial work.

Permits & Inspections

Plan submittal, permitting and the inspection sequence handled as part of the contract on any work that requires it.
